Is your AI mortgage comparison mixing interest rates with APR?
If you ask an AI assistant to compare mortgage offers, don't let it put one lender's interest rate beside another lender's APR and call the smaller number cheaper. The US Consumer Financial Protection Bureau explains that the interest rate excludes fees and other loan charges. APR includes the interest rate, points, mortgage broker fees and other charges. On a Loan Estimate, the interest rate is on page 1 under Loan Terms; APR is on page 3 under Comparisons. I'd have the assistant transcribe both into separately labelled columns, with the page beside each figure. An unreadable number should stay unresolved, not become a guess. Check those entries against the documents before using the comparison to question a lender. That's a use I'd try, not a mortgage assistant I've tested. APR isn't a verdict either. The CFPB cautions against treating fixed-rate and adjustable-rate APRs as interchangeable, and says an adjustable-rate APR doesn't show the maximum interest rate. Keep the loan types visible rather than collapsing the offers into a ranked list. You should leave the comparison knowing what to ask about fees and future payments, not just which percentage looked smallest.
